What Is Modular Construction?

Quite simply, modular construction is the building of a home in separate sections, weather protected, within a controlled environment of a factory. Modular homes are built in programmed stages from flooring to finish product. Floor treatments, framing, insulation, drywall, roofing, windows, siding, cabinetry, plumbing, and lighting fixtures are all installed and completed by skilled craftsmen utilizing state-of-the-art production technology. The home is then shipped, 90% complete, to the building site and assembled on a foundation. Only minimal site construction is necessary, such as the foundation, modular set-up, securing the roof, and connection of various utilities.

How Does a Modular Home Differ from a Stick-Built Home?

When you think about construction, you may realize the “site built” homes are really not “built” but are assembled. Builders purchase building components, such as roof trusses, studs, floor joist, decking, windows, doors, cabinets, drywall, shingles, electrical wire, bath fixtures, floor covring, ect. From local building supply houses and ship these materials to the job-site for assembly. The modular home manufacturers purchases brand name materials direct from the manufacturer in large quantities and assembles them in the factory, under controlled conditions out of the weather.
